Design-Build / Design-Assist
Using a design-build \ design-assist delivery approach, many owners call on Raymond construction to be the "single source" or point person in overseeing the delivery of complete architectural/engineering design and construction services. Working with a negotiated contract, our construction team participates in the planning process along with the design team much earlier than what a competitive bid process allows.
Based on our experience, preliminary design using construction knowledge upfront can take your conceptual sketch or idea to completion faster and at a dramatic savings in cost.
A design-build / design-assist process provides owners with the following benefits:
*Everyone involved is working as an effective team from the start
*Improves quality control
*Develops more accurate initial budget costs and schedules
*Provides an opportunity for early implementation of cost savings ideas
*Reduces hidden costs and the number of change orders
*Reduces the amount of time required to design and build a project
*Provides clear definitions of project requirements early on
*Facility requirements defined in performance terms offers flexibility
Design-Bid-Build
Raymond Construction has a consistent and successful track record in the competitive bid market. In these situations, the Owner retains the architect, who then designs the bid plans and specifications based on the Owner's requirements. Then the general contractor is selected based upon the lowest "responsive bid". To be able to offer our future owners the best pricing, it is up to us to determine the most cost-effective way to build the project and to estimate the costs accurately. This process takes the longest to complete.
We do four things to be cost-effective:
*We stay abreast of current construction methods and best practices
*We practice innovation daily
*We work with reliable, highly qualified, and competitively priced specialty subcontractors
*We manage projects diligently and often achieve outcomes more favorably than originally expected
